Senior Debt

Sourcing senior debt is our core business activity. We have:

  • a strong background in project appraisal, financial analysis and the preparation of submissions to credit committees of banks and other institutions;
  • a wide network of contacts amongst banks and other lenders, providing us with detailed knowledge of borrowing costs and availability, as well as varying collateral and financial covenant requirements;
  • the ability to manage the funding process from inception through to negotiation of detailed facility terms, documentation and drawdown; and
  • an established record in arranging capital for complex transactions and schemes.

We undertake a broad range of activities from restructuring existing borrowings, to obtaining commercial mortgages, bridging, investment and construction finance, and arranging joint ventures in the residential, office, industrial, mixed use, leisure and hotel sectors.

Mezzanine Finance and Equity

We have a thorough understanding of the market for mezzanine finance and of how it can be used by a developer or investor to enhance return on capital. Such funds can be provided either by the lending bank “stretching” the senior debt, or by a third party supplier. Equity is available from both institutional and private sources to help developers increase the scale of their activities and diversify risk.

Our ability to appraise transactions and to assess the likelihood of being able to raise such funds, and on what terms, can make a substantial contribution to the overall profitability of a project.
